We are seeking a site to locate shepherds huts as visitor accommodation. Initially this will be one hut, but may increase to two or three.

Unlike other forms of visitor accommodation, the Glamping market, especially shepherds huts attract a high quality of visitor. Typically guests are seeking rest, peace, tranquillity and a rural escape, tend to have a high regard for the countryside and environment, be educated, intelligent and reasonably affluent. Such visitors will be a great benefit to the local economy bringing needed income, have respect for the land, the site location and general area. Their presence reduces the potential for rural crime, being present in areas usually un-occupied.

As a letting land owner, besides the benefit of receiving rent for land that might not otherwise be productive, as a neighbour you receive a presence on the ground that can act as guardians against disturbance and theft, and have visitors that are quiet and respectful.

The Land required.


Essential.


That the location is quiet, not disturbed by road noise or industrial noise. It can be near a road if the topology offers suitable natural noise screening. (This excludes day to day farming needs).

That access to the land is possible. Vehicular access for installation and maintenance, and by foot over not too great a distance for guests.

That there is a water supply, or that it can be arranged.

That it is possible to access either:

  • Mains sewerage within a reasonable distance
  • A local septic system within a reasonable distance
  • A local septic system / digester can be installed.

The main visual aspect is not industrial or generally spoilt.

That the site is within 35 minutes walk of a service centre (Village) or place where food and drink is available (Pub / Inn).

Vehicular access for guests to drop off luggage, and by foot over a reasonable distance for day to day activity.

Water supply available

Sewerage disposal available (within a shortish range)

Domestic electricity supply in the area (subject to the usual new connection request process).
